Which real estate Skool communities have the most members?

Creative Owners Club has nearly three times the members of the room in second place, and it also has the most reviews, at 4.8 from 192 reviews. We dropped 3 of the 30 rooms on the first page because their descriptions never say they are about property: one is a client updates group, one lists only calls and templates, and one promises a "first deal" without saying what kind.

Are these rooms for investors or for licensed agents?

Both, and the two groups pay very different prices. The rooms that recruit beginners with little money charge little: Creative Owners Club, Wholesailors Real Estate and Flip with Rick+ all display $25/mo. Rooms for working agents charge more: BAMx: Real Estate and Bearded Realtor Coaching display $197/mo, LB Real Estate Coaching $97/mo, and BAM Boardroom $1,000/mo for team leaders aiming past $100M a year.

A third group runs housing as an operating business rather than a flip: Group Home Cash Flow Club, Co-Living Business and BedsToBuisness. Together they hold 1,653 members, more than any agent room except BAMx: Real Estate. Only The Members Club names the UK in its description, at $400/mo.

Which real estate rooms earn the most on the leaderboard?

Three rooms from this list appear in the Skool leaderboard top 100. Skool displayed $275,397 a month for Creative Owners Club, $99,766 for Wholesailors Real Estate and $63,764 for BAMx: Real Estate. Divide each by its member count and all three land near the same place, about $23 a member, even though BAMx: Real Estate lists eight times the price. A higher sticker price did not mean more money per member here. Free members and tiers would both pull that average around, and we cannot see the split.

What should you check before paying for a real estate community?

Start with what the description promises, because in this niche the promises are specific enough to test. All of these are the rooms' own claims, not ours, and none is advice.

  1. Is the deal claim typical? Wholesailors Real Estate claims a first $10,000 deal in 90 days and Flip with Rick+ claims $10,000+ in under 30 days. Ask how many members have done it, out of how many who tried.
  2. Is it legal where you live? Rules on wholesaling, property management, group homes and lending differ by state and country. A room with members "from anywhere in the world" cannot answer that for your address, so ask a local attorney or your licensing board.
  3. Are the contracts yours to use? Creative Owners Club and USA REIA both advertise contracts. Have a local lawyer read any template before it carries your signature.
  4. What does "no money" leave out? Marketing, title work and earnest deposits are real costs, and the fee is only one of them.
  5. Who runs it? Romero Capital Academy and BAMx: Real Estate name the person or brand behind them. Several smaller rooms do not, in the description at least.

How this list was built

This list is the first page of Skool Discovery for the Real Estate category, read on 6 November 2026 and sorted by Skool's trending order. It is not a census, so rooms further down the category are missing, and the figures move. "Ranked" means ordered by member count, not our endorsement, and we have not joined these rooms. Rating and member counts are what Skool displayed. "No price shown" can mean free, or simply that Discovery displayed no price. No community pays to rank here. Leaderboard figures are what Skool's top 100 displayed the same day. The wider data sits in the Skool Community Index for November 2026 and the Skool Discovery categories list.
